Information for Developers

Developers working in the region are required to provide a proportion of the development as affordable housing to satisfy planning policy requirements. The normal route is to work in partnership with a social landlord to provide a part of the site as affordable rental homes. In situations where this is not possible the Trust may be willing to act as partner to provide low cost homes for sale by applying the Rural Housing Burden to ensure that the discount provided by the developer is retained in perpetuity regardless of the number of subsequent sales.

Any developer considering developing more than four houses in total is advised to contact the Dumfries and Galloway Council Housing Service and Planning Service in the first instance to ascertain if there will be an affordable housing quota.

Please note that the DGSCHT requires developers to make contact with us as early as possible in the development pre-planning process so that an agreement can be reached before submission of a planning application. Generally the Trust will only accept properties in rural areas and small towns and will seek to satisfy itself that there is demand for the type of property proposed and that it is suitable in terms of space standards and construction.
